Senior home wealth reaches record high; options for borrowing explained.

Homeowners aged 62 and older have seen their housing wealth reach a record high of $14.92 trillion in the first quarter of 2026, according to the National Reverse Mortgage Lenders Association. This increase of $314.8 billion, or 1.8%, in senior home values was slightly offset by a rise in mortgage debt. As interest rates remain elevated and inflation persists, seniors have several options to leverage their home equity, including reverse mortgages, home equity loans, and home equity lines of credit (HELOCs). Reverse mortgages allow seniors to access funds without monthly repayments while still living in their homes, although the debt is due upon sale or death. Home equity loans, with an average interest rate of 7%, offer fixed payments, while HELOCs provide a revolving line of credit with variable rates.

Why It Matters

The rise in senior home equity is significant as it reflects broader economic trends, including increasing home values amidst a challenging financial environment marked by high inflation and interest rates. Historically, housing wealth has been a critical asset for Americans, particularly seniors, who often rely on it for retirement funding. As the aging population seeks financial solutions, understanding the various borrowing options available becomes vital for effective financial planning. This trend underscores the importance of informed decision-making regarding home equity utilization to ensure long-term financial stability.
