First homebuyer numbers decline despite Labor’s housing market measures

The number of first homebuyers in Australia securing mortgages has fallen to its lowest level in a year, with 29,319 owner-occupier loans taken out in the three months ending June 2023. This represents a 2.9% decrease from the previous quarter and the lowest figure since mid-2022, according to Australian Bureau of Statistics data. The decline was most pronounced in New South Wales, where first homebuyers decreased by 7.4%, while Victoria saw a 3.3% drop, and Queensland experienced a smaller reduction of 1.2%. Overall, the national value of new home loans fell by 5.2%, marking the largest drop since late 2022. Shadow Treasurer Tim Wilson criticized the Labor government’s tax changes, claiming they have hindered first homebuyers and negatively impacted the housing market.

Why It Matters

The decline in first homebuyer mortgage activity highlights the challenges facing the Australian housing market, particularly for young buyers. Recent changes to negative gearing and capital gains tax by the Labor government have directly influenced investor confidence and home loan commitments. Historically, fluctuations in housing lending and investor activity have correlated with shifts in government policies and interest rates, with significant impacts on affordability and market dynamics. The Reserve Bank’s interest rate adjustments also play a crucial role in shaping borrowing conditions, as evidenced by recent data showing a broader decline in mortgage lending across all categories.
