Property taxes increasing faster than inflation across the U.S.

Property taxes in the U.S. increased at a rate exceeding inflation last year, with homeowners averaging $4,427 in payments — a 3.7% rise from the previous year, as reported by real estate data firm ATTOM. In contrast, the Consumer Price Index saw a smaller increase of 2.7%. Some states experienced significant tax hikes, including Delaware with an 18% increase and Maryland with an 11.6% increase. Property taxes, which are primarily used by local governments for essential services, accounted for 70% of local tax revenue. Despite a slight 1.7% decline in average single-family home values to $494,231, property tax rates were raised, driven by local funding needs rather than housing market trends. In total, 40 states and Washington, D.C., saw increases, while 10 states, mainly in the West, experienced decreases.

Why It Matters

This story highlights the growing financial burden on homeowners as property taxes rise faster than inflation, impacting affordability and budget planning for many families. Historically, property taxes are a key revenue source for local governments, affecting funding for public services like education and infrastructure. The disparity in tax increases across states underscores varying local government policies and economic conditions, with some regions implementing measures to alleviate property tax pressure. The situation reflects broader trends in how municipalities manage funding for public services amid changing economic landscapes.
